Position Title : Redevelopment Project Manager

Supervisor: Redevelopment Program Manager

Location: Port-au-Prince, Haiti

Description:

The Redevelopment Program Project Manager (PM) will work to lead redevelopment projects.

On large-scale projects, such as new construction of schools and hospitals, the PM will act as owner’s representative and be the point of contact between the contractors and J/P HRO. In this role the PM will be responsible for payment of contractors, informing J/P management of progress and status of projects, communicating with contractors about budget and deadline issues.

The PM will also take the lead in post-construction stages of numerous projects, such as tenant fit-out: the contracting of furniture construction, installation of equipment, etc.
Throughout different projects, the PM will work to improve safety standards on jobsites, reduce waste and eliminate inefficiencies.

Responsibilities:

It is essential that the PM candidate be able to:

• Prior to start of all projects, the PM will assemble and adhere to a project Start Pack which outlines the essential prerequisites for starting a construction project, including signed contract, completed plans, approved budget, etc. • Coordinate: between trades on smaller projects and between Owner (J/P HRO) and General Contractor on larger projects. • Prioritize such that multiple tasks on multiple projects are performed simultaneously, and in conformance with quality, cost, and timeline. • Deliver projects ahead of or on-schedule. • Deliver projects on budget.

Additional responsibilities:

A. Personnel – Training As the need arises for building internal capacity at J/P HRO for smaller projects, responsibilities of the PM include: • Recruit, hire, train, and retain capable people, with emphasis given to national staff. • Employee timesheets, completed and submitted for review in timely fashion. • Payment of employees • Periodic employee reviews, the goal of which is to objectively assess strengths and weakness in employess, offer guidance to upgrade their performance, and presenting them with the opportunity to improve their present position, or to move into positions of greater responsibility. • Research and recommend individual classes and seminars for continuing education to benefit emloyees (and in turn J/P HRO as a whole), esp. safety training for site superintendents and subcontractors/suppliers.

B. Meetings and Updates

The PM will attend meetings including, but not limited to: 1. All-Staff 2. Managers 3. Pre-bid and Bid meetings 4. Pre-construction conferences 5. Construction Progress Meetings 6. Post-occupancy assessments

• For smaller jobs, the PM will be responsible for scheduling and running meetings 3-6 above at appropriate intervals and invite pertinent J/P internal staff (Director of Programs, Redevelopment Program Manager) as well as external contractors (i.e. General Contractor). • PM is expected to give verbal updates at meetings 1-2 and assist the Redevelopment Program Manager in preparing Progress Reports in timely fashion.

C. Scheduling

Responsible for creating, adhering to, and implementing long-range and two-week schedules.

D. Special Events

• The PM will assist in preparing facilities and jobsites for visitation by government and municipal officials, funders, donors, volunteers, students, and other special guests. • The PM should be sufficiently proficient to speak generally to the intent and scope of the project, timeline, budget if the Redevelopment Project Manager or Director of Programs is not available. • Advance notice (24-hours minimum) will be given to PM to prepare for such events.

Performance Reviews

• The Project Manager will be subject to periodic reviews to assess performance, delivery, and adherence to quality, cost, and timeline standards. • Reviews will occur at declaration of Substantial Completion and other appropriate intervals.
