MANAGER: MAINTENANCE
The Property Department is seeking to employ a dedicated, experienced and self-motivated individual to fill
the position of Manager: Maintenance. The successful applicant will manage the maintenance of residential
and commercial infrastructure safely and cost effectively, to the satisfaction of clients and relevant
stakeholders.
This assertive and deadline-driven individual must be in possession of an NQF 6/7 in Electrical Engineering/
Civil Engineering and a minimum of 10-15 years’ technical/infrastructure engineering experience and 10-15
years’ management experience. An understanding of architectural drawings and layouts and knowledgeable
of all relevant health, safety and other acts and regulations are essential, along with basic contracts and acts
knowledge. Project management skills, financial acumen, problem-solving abilities and a client service
orientation are further requirements. A Business qualification (Financial and/or Operational Management) will
be advantageous.
Duties and responsibilities include: • Setting up procedures and processes for maintenance of all residential
property, commercial sites and infrastructure • Coordinating contractors and ensuring service delivery according to SLA and contractual obligations • Liaising with local municipal role-players to deal with “crossboundary” issues with regard to infrastructure maintenance • Ensuring contractual agreements as well as nature and quality of services are compliant with relevant legislation • Reviewing contracts to ensure legal, safety and environmental compliance • Contract management - keeping track of supplier performance and contractual compliances • Investigating levels of adherence to SLAs and contractual agreements • Defining and implementing systems and processes to facilitate optimal performance • Providing regular weekly and monthly reporting to the Senior Manager • Planning and managing resources including the availability of appropriately skilled and motivated people and teams • Planning and managing budgets as well as cost control for cost effectiveness.
