Job Purpose
The Facilities Officer (Turnaround Maintenance) is responsible for the complete turnaround maintenance of the crew and core grade accommodation assigned to him and for ensuring the units are ready for allocation to the Etihad crew and Managers by housing when required.
The Facilities Officer will be the single point of contact for the housing department and will coordinate the housing team on planning and allocation of vacant units.
Responsibilities
  • Maintain constant contact with housing department to identify their requirement and manage their expectations
  • Identify all requirements to keep the units in best condition for allocation to the crew. This includes identifying the maintenance condition of MEP, A/C, furniture fixtures and decoration. Preparing schedules and scopes of work  for the cleaning and maintenance of public and back of house areas.
  • Ensure vacancy of units is tracked and plan turnaround maintenance works with housing team as per the allocation strategy. Planning and preparedness should help housing manager achieve 95% occupancy of accommodation units. Job holder shall assist management in developing and adapting maintenance schedules as necessary.
  • Work closely with contractors and service providers ensuring that they deliver the contracted services and generally manage the contractual relationship at an operational level. Job holder should work with Facilities Maintenance Officer in planning the preventive maintenance for the vacant units while the turnaround maintenance is carried out.
  • Prepare the annual operating budget for the turnaround maintenance, with forecasting occupancy turnaround for the year.
  • The satisfaction survey targeted at 98% satisfaction for all the units post check-in by the new joiners. All issues identified during the inspection to be registered and communicated to relevant departments to close prior to staff check – in.
  • Monitor and prepare the allocation statistics and update Maintenance Manager of noticed trend of the business, to propose changes required which will enable management to evaluate the situation and decide on corrective measures.
  • Maintain full and proper records and conduct preliminary analysis of work executed, work pending, materials ordered and consumed and feedback to the appropriate personnel in order that Facilities Management can accurately monitor its work against agreed departmental performance parameters. Ensure all invoices are submitted by the contractors for the service provided and check for accuracy in the billing as per work order issued.
  • Plan the turnaround maintenance of the units and communicate the schedule to housing, corporate security, contractor and the other occupants in the units. Maintain effective communication with occupant and corporate security thought out the process of maintenance and inspection until occupation.
  • Prepare and implement SLA to ensure all requirements are identified and honored by all service providers.
RequirementsQualifications & Education
  • Degree or Diploma level education with acquired specialization in maintenance field
Experience
  • Post holder must be able to demonstrate a sound knowledge of MEP, Civil & HVAC Maintenance gained over a period of not less than 5 years, with a proven track of success in Maintenance field.
  • UAE Driving license is a must
